The primary purpose of this position is to maintain the buildings and grounds in a clean and orderly condition by performing custodial and groundskeeping duties as well as minor maintenance support functions.
All activities must support the New Albany Housing Authority ("NAHA" or "Authority") mission, strategic goals and objectives.

Essential Duties and Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties and skills may be required and assigned, as needed.

  • Performs a variety of groundskeeping activities, including mowing; trimming; edging; digging flower beds; seeding; fertilizing; watering; pruning; sweeping walkways and driveways; repairing signs; raking clearing leaves; plowing and shoveling snow; and spreading sand and/or salt.
  • Operates, maintains, and repairs motorized grounds-care equipment, including a variety of mowers and tractors, edgers, trimmers, vacuum blowers, sprayers, spreaders, and chain saws.
  • Operates, maintains, and repairs non-motorized grounds-care equipment, including shovels, axes, hoes, wheelbarrows, hand saws, trimmers, and hedge clippers.
  • Maintains interior of buildings by performing such duties as sweeping; mopping; scrubbing; vacuuming and waxing floors; washing and painting walls and woodwork; cleaning bathrooms and kitchens; repairing fixtures and appliances; ensuring restrooms are continually stocked with supplies; and replacing burnt-out light bulbs.
  • Performs trash removal functions, including emptying trash cans, garbage receptacles, and dumpsters; flushing out trash shoots; and collecting discarded furniture and disposing of them in dumpsters.
  • For those working in the Authority's high-rise buildings, cleans and maintains elevators.
  • Other duties may include cleaning graffiti off exterior walls, maintaining the basketball courts and other recreational facilities, and picking up materials from off site locations such as the lumber yard.
  • Assists maintenance and other departments with moving furniture and unloading and storing supplies.
  • Assists maintenance with general labor duties relevant to more skilled work items.
  • Reports to immediate supervisor any items requiring maintenance as well as any unusual or unsafe conditions.
  • Performs other duties as assigned.

Job Competencies

This position requires the incumbent to exhibit the following job competencies:

  • Knowledge of policies, procedures, goals, objectives, operational entities, requirements and activities as they apply to the assigned organizational entity in the NAHA
  • Knowledge of issues facing public housing residents and ability to communicate with individuals of varying social, educational and economic backgrounds
  • Knowledge of appropriate safety procedures and regulations and Authority safety program
  • Knowledge of the trade skills, methods, materials, tools and equipment used in maintaining dwelling and non-dwelling facilities and grounds
  • Skill in the use of various building and grounds maintenance tools and equipment (e.g., lawnmower, edger, buffer, vacuum cleaner, hand saw, electric drill)
  • Ability to prepare written statements of events and occurrences to properly complete daily task sheets and work orders using the English language
  • Ability to read and understand basic repair and service manuals, blue prints, diagrams, and instructions/warnings
  • Ability to understand and respond to instructions in oral form, in person and on the phone
  • Ability to establish and maintain effective working relationships with employees, tenants, officials, vendors, and the general public

Education and/or Experience

  1. High school diploma or GED and a minimum of 1 year custodial or grounds maintenance experience. An equivalent combination of education and experience may be considered.
  2. Must possess a valid Indiana driver's license and be insurable under the Authority's plan.

Technical Skills

To perform this job successfully, the employee should be able to successfully operate a variety of applicable hand-held tools and devices. Must have the ability to learn other programs as required by assigned tasks.

Outdoor environment. The employee is frequently exposed to adverse weather conditions including: heat, cold, wind, rain, snow, icy roadways, and foggy conditions. The employee may also be exposed to hazardous materials and corrosive chemicals, grease, dust, dirt, and dangerous objects. The noise level is generally moderate to loud.
